Service 01

Agency Signing Services for Out-of-Province Transactions

We provide agency signing services for real estate, corporate, lending, and other transactions where the client is located in Alberta but the principal law firm or service provider is located in another province.

Under an agency agreement, the transaction documents are sent directly to our office by the principal law firm. We then coordinate with the client locally to verify their identification, organize the signing appointment, witness or notarize documents as required, and ensure the completed paperwork is properly signed and returned in accordance with the principal law firm's instructions.

This service is commonly used for:

  • residential and commercial real estate transactions
  • mortgage and loan signing packages
  • corporate real estate transactions
  • refinancing documents
  • interprovincial legal transactions
  • documents requiring local identity verification, execution, commissioning, or notarization

Our role is to make the signing process easier for both the client and the principal law firm by ensuring the documents are handled carefully, signed properly, and returned promptly.

Affidavits (any type)

An affidavit is a written statement where a person (called the deponent) swears or affirms that the information they are providing is true. This must be done in front of someone authorized to take oaths, such as a notary public. Affidavits are often required by law - through statute or regulation - to prove certain facts. They are commonly used as evidence in court, but may also be needed for other legal or official purposes.

Statutory Declarations

A statutory declaration is a formal statement of facts, similar to an affidavit, but used when there is no law specifically requiring an affidavit. Instead, it is made under the authority of the Canada Evidence Act or the Alberta Evidence Act. The person making the declaration must solemnly declare that the information is true in front of someone authorized to administer statutory declarations, such as a lawyer or a notary public.

Apostille Help

An apostille certificate is a form of authentication that verifies the signature and authority of a notary public or other official on a document, so it can be accepted in countries that are signatories to The Hague Apostille Convention without further legalization. It confirms where the document came from — not what it says. Foreign entities such as banks, courts, or government agencies may require an apostille before they will accept a document from Canada.

We don't issue apostilles ourselves. Since Canada joined the Convention in January 2024, documents notarized in Alberta are apostilled by the Government of Alberta (Official Documents and Appointments). We notarize your documents for use abroad and can help you through getting an apostille.
